The details
Federal National’s 2017 HPSI increased in January by 2% to 82.7. It is up 1.2% points as against the same time last year. The HPSI distills information related to consumers’ home purchase sentiment from NHS into a single number. It showcases consumers’ current views and future expectations from housing market and complements current data sources to notify housing-related assessment and decision making.
The HPSI is developed from answers to 6 NHS questions that ask consumers’ assessments of housing market conditions and discourse topics that are connected to their home purchase choices. The questions ask customers whether they consider that it is a bad or good time to sell or to buy a house, what direction they anticipate mortgage interest rates and home prices to move, how anxious they are about job security, and whether incomes are higher compared to a year earlier.
Doug Duncan, the Chief Economist and SVP of Federal National, said that a quarter after the presidential election, initiatives of customer optimism related to the economy and financial prospects are at or near the premium levels they have recorded in the almost 7-year history of the NHS.
However, any substantial spurt in housing activity will hinge on whether consumers’ favorable anticipations are achieved in the form of income gains adequate to offset forced housing affordability. If consumers’ expectation of further surges in mortgage rates and home prices materialize over the coming 12 months, then the market may witness housing affordability constrict even more.
